In certain areas of the city, the Greater Noida Industrial Development Authority (GNIDA) has introduced a plan for the construction of hotels, commercial centers, and malls. Officials with knowledge of the situation told Moneycontrol that the authorities has listed 18 commercial plots in six distinct Greater Noida areas for sale for this reason.

According to them, the total reserve price of all 18 plots is approximately Rs 1,134 crore.Documents can be submitted by March 23, 2024, and registration for the program is open until March 21.

Plotted location and and size of the plot

The plots are dispersed throughout Greater Noida’s six sectors.

There are six commercial plots in sector 12, five in sector Delta 2, and four in sector 10.Each of the sectors—Ecotech 12, Alpha 2, and Techzone—has one plot. According to officials, these areas are well-connected to both the Eastern Peripheral Expressway, which avoids New Delhi and travels through Uttar Pradesh and Haryana, and the Yamuna Expressway, which links Greater Noida and Agra (UP).

Sale of FAR of 4

Officials from the Greater Noida Authority claim that this is the first time the Authority has offered commercial plots with a FAR of 4 for sale. The highest FAR permitted in its previous plans was 3.75. A larger floor-area ratio (FAR) allows the builder to add more stories to their projects and more room for commercial use.

Price range

Plot prices range from Rs 67,000 to Rs 86,000 per square meter, contingent on the sector in which the plot is situated.

Auction and payment strategy 

Plots will be distributed via an online auction, the date of which will be revealed soon.

The chosen bidders will have two payment options, according to the government. They have two options: they either pay the whole price within ninety days of the allotment letter’s issuance, in which case they will also receive a two percent refund on the total amount, or they can pay forty percent of the amount within sixty days of the allotment letter’s issuance. You have three years to pay the remaining amount in six equal half-yearly installments.

Scope of the plot area

The construction of showrooms, restaurants, banks, retail stores, banquet halls, hotels, offices, and shopping complexes will be incorporates in this plot area.
