Mahindra Lifespaces Developers Ltd. has announced the launch of ‘Codename Sanctum’, a new residential phase at Mahindra Citadel in Pimpri-Chinchwad, Pune, as part of its continued focus on sustainable and wellness-oriented urban development.
The new phase includes Towers E, F and G and offers a limited inventory of premium 2 and 3 BHK residences. The Gross Development Value (GDV) for the phase is estimated at ₹800-850 crore, while the overall Mahindra Citadel development carries a GDV of nearly ₹2,500 crore.

According to the company, the residences are designed to maximise natural light, ventilation and spatial comfort while offering terrace-style decks and views of the Military Farms.
The development includes over 30 premium amenities curated around wellness, recreation and community engagement. Key features include a half Olympic-size swimming pool, indoor community hall and badminton courts.
Mahindra Lifespaces highlighted that the launch aligns with its long-term sustainability goals. The company has maintained a 100 per cent green portfolio since 2014 and aims to build only Net Zero homes from 2030 onwards. It has already launched three Net Zero residential developments in India.
Located on the Old Mumbai–Pune Highway, the project also benefits from metro connectivity and access to key transit routes across Pune.
